What Smart Buyers Are Doing!
✔ Targeting longer-listed homes & recent price reductions.
✔ Writing conditional offers where appropriate.
✔ Negotiating price, completion dates, repairs & inclusions.
✔ Comparing recent sales rather than asking prices.
✔ Identifying motivated sellers.
What Sellers Should Know!
Buyers remain selective & price-sensitive. With the sales-to-active listings ratio below 12%, properties priced above current market value risk extended listing periods & subsequent reductions.
Accurate pricing, professional presentation & strategic marketing remain essential.
Strategic Outlook
September reinforced the softer market conditions seen throughout the summer.
Inventory remains elevated, apartment demand continues to lag & benchmark prices are gradually adjusting.
The Bank of Canada maintained its policy rate at 2.25% in September, with its next decision scheduled for October 28.
